Subject-To

We take over your mortgage payments and take ownership of the property — the existing loan simply stays in place rather than being paid off at closing.

How it works

In a subject-to purchase, Bluebird takes ownership of the property and takes over the monthly mortgage payments, "subject to" the existing loan already on it. The loan itself stays in the seller's name in the background instead of being paid off, refinanced, or assumed formally by us — but you are no longer the owner and are no longer responsible for making the payments going forward. This is often the fastest way to stop foreclosure proceedings, since it doesn't depend on us qualifying for new financing.

An important distinction

Once a subject-to deal closes, you do not keep ownership and are not "still the owner" in any capacity. If you'd want to remain living in the property afterward, that's only possible as a tenant paying rent under a separate arrangement — never as the owner.

Sellers whose property doesn't need a fast, as-is exit and who'd rather test the open market, but don't want to give up a big chunk of their equity to a traditional commission to do it.
